Braving the desert heat, Fredrik takes a road trip to Palm Springs and presents his client with two not-so-hot offers. Meanwhile, back in Brooklyn, a restless Ryan revisits a reopened development where the upcoming election and pandemic threaten big business.
Fredrik is assigned a live-in sale situation for a $15 million luxury penthouse. Inspired by his friend in the Berkshires, Dorinda Medley, Steve stages a splashy open house at his Upstate farm and invites an unimpressed KJ to take a walk in the mud. Tyler takes an NYU Professor on a tour of properties, including a Tenth Avenue apartment listed exclusively by Fredrik, where the pair squabble over pricing.
Team Serhant hosts private showings with an Australian buyer who's never visited New York but is willing to purchase property over FaceTime – if Ryan can meet his demands. The virtual showings take them across the city, ending up at one of KJ's listings. Fredrik makes a play of his own to convince his client to drop the price on his luxurious penthouse. After a successful open house, KJ receives offers on the Old Post Road listing and moves to negotiate. Meanwhile, Tyler receives a less than impressive offer and has to break the news to his emotional seller.
Fredrik is introduced to the Ali Forney Center and is inspired to find a new shelter for homeless LGBTQ+ teens. When the search leads to a spectacular townhouse with historic roots, Fredrik pulls out all his negotiating tricks to land the deal. Tyler campaigns hard to sell an Upper West Side townhouse by banking on some personal ties. Struggling to get traction on her 95th Street development, KJ enlists the help of her younger brother Alex, in the hopes of attracting younger buyers.
Steve invites Ryan and Emilia to a playdate dinner at his apartment in the iconic Zaha Hadid building and discovers Ryan may have a potential client for one of the few available units. Meanwhile, Ryan's patience is tested by a virtual buyer with a long list of apartment needs and a limited knowledge of New York City. Can Serhant sell an apartment to someone who has never set foot in the city? Through her Italian circles, KJ lands a prestigious power listing.
Ryan tours a $16 Million apartment with some challenging sale details including over-the-top staging and an empty swimming pool. Motivated by landing a $30 Million Penthouse, Steve hustles to sell the remaining four bedroom unit. Meanwhile, Fredrik meets up with the developer at his 1st Street listing, who drops the bomb that Ryan has been trying to poach his listing. At a wine-soaked power lunch, Steve and Ryan go head to head in a negotiation.
Steve hosts a private showing and becomes an unwilling host to a meltdown between Ryan and Fredrik. On the Upper West Side, Tyler hosts a Roaring 20s themed private showing, using a butler and flapper girl to ensure everyone socially distances. At one of Fredrik's private showings, KJ opens up about her future career plans.
NYC is back! In Brooklyn, Ryan hustles to land his first new development under SERHANT. Fredrik celebrates his decision to go bi-coastal and announces new plans to expand his empire. Dreaming of a bigger team, KJ makes her own announcement. Steve hits the ice to lock down his 57th Street rental and Tyler celebrates an emotional closing. After a wild year, the agents toast to new beginnings, and the return to a new normal.
